How to read these numbers

A median sale price is the middle of the homes that sold, not the value of any one home. If more large or renovated homes sell in a month, the median goes up even when individual home values did not change much. Small areas like Hidden Hills have only a few sales a month, so their numbers can swing widely.

Days on market and the sale-to-list price show how much room there is to negotiate. Fewer days and a sale-to-list near or above 100% mean sellers have more leverage. More days and a lower sale-to-list mean buyers usually have more room on price and terms.
